Greater Lisbon home prices hit Portugal’s highest level

Portugal’s median home price rose 16.8% in 2025, with Greater Lisbon reaching €3,439 per square metre, the highest sub-regional level in the country.

Portugal’s median house price rose 16.8% year on year in 2025 to €2,076 per square metre, with Greater Lisbon posting the highest sub-regional level in the country at €3,439 per square metre, according to data released by Statistics Portugal (INE).

Based on 164,677 home sales completed in 2025, INE said median prices were above the national level in Greater Lisbon, the Algarve, the Setúbal Peninsula, Madeira and the Porto metropolitan area. Greater Lisbon stood €1,363 per square metre above the national median. Within the sub-region, all nine municipalities were above the Portuguese average, with Lisbon city recording the highest median price in the country at €4,875 per square metre.

The data also showed a gap between buyers with tax residence in Portugal and those based abroad. In Lisbon, the median price paid by buyers resident in Portugal was €4,813 per square metre, compared with €6,026 for buyers domiciled overseas. Beyond Lisbon, Cascais, Oeiras and Porto also recorded median prices above €3,300 per square metre for domestic buyers and above €4,100 for foreign buyers.

Nationwide, 56 municipalities had median house prices above the national level, mainly in the Setúbal Peninsula, the Algarve and the Porto metropolitan area. INE also said that in 23 of the 24 most populous municipalities, new homes had higher median prices than existing properties. The only exception was Amadora, where existing homes were €258 per square metre more expensive than new ones, at €3,014 versus €2,756.
